Building Maintenance

Ensure that Safety is a priority in all aspects of repairs and interaction with residents. 
Inventory of all equipment. Record all maintenance and repairs.
Plumbing, Electrical, Elevators, HVAC, Boilers, Generator, Fire safety protection, Security, DDC Controls, Video surveillance, Vents and Duct cleaning, Grease traps, Appliances, Refrigeration, Flooring, Water treatment, Load testing, Medical equipment, Pest control, Backflow preventers, Gutters and window cleaning. Phone and call bell service, irrigation, landscape and snow removal, and waste management.

System checks:
Record temps in boiler room, Fire suppression, water temps- resident rooms. Site check for damage, lighting, security doors, and general appearance.
Prioritize and respond to requests from staff and residents on time. 
Purchase supplies and have a reasonable amount of stock on hand for repairs to electrical, plumbing, painting, landscape, snow /ice removal etc.
Audits for all medical equipment:
Beds, ceiling lifts, floor lifts, spa chairs and tubs, transfer poles, O2 concentrators, med carts vitals machines and eye wash stations.
Conduct monthly fire drills and tabletop exercises for fire safety codes education. 
Conduct monthly transfer tests for the emergency power supply (generator)
HVAC filter and belt changes.  
Participate in education through surge learning and services. 
Keep tools and work areas clean and safe.
Put together furniture, racks, carts etc. 
Assist in TV set up and programming, phone hookups and hanging pictures for residents. 
Maintain equipment in the serveries: dishwashers, steamtables, refrigerators, ice machine.
Upkeep to all walls in common areas and resident rooms monthly.
Keep courtyards clean and secure.
